HVAC, plumbing & site work in Lakeville, MA

Lakeville is home. Our shop is here, our trucks start their day here, and a good share of the houses we work in are ones we drive past on the way to everything else. That proximity is the whole practical advantage of hiring us in town — a return visit to adjust a zone or check a pressure tank is a ten-minute errand rather than a scheduling problem.

Local knowledge

A town of ponds, wells, and houses built in every decade since the war.

Lakeville wraps around Assawompset Pond, Long Pond, and Great Quittacas. Much of the town is on private wells rather than municipal water, and watershed protection shapes what can be built where. For homeowners that translates into a specific set of problems we see constantly: well pumps that short cycle, well pumps at the end of a long working life, and water carrying enough iron and manganese to stain a white fixture inside a year.

The building stock is unusually mixed. There are modest post-war ranches and capes on Bedford Street and around the pond roads, a scattering of much older farmhouses toward the Middleborough line, seasonal lake cottages that have been winterized in stages by four different owners, and newer subdivisions off Route 105 built to far tighter standards. A heat pump proposal that suits a 2004 colonial is the wrong proposal for a 1948 cottage with a fieldstone basement, and we quote them differently.

Heating here has historically meant oil or propane, with tanks in basements and crawlspaces that were never really designed for them. Conversions to cold-climate heat pumps are now the most common project we take on in town — and because we do the plumbing, the excavation, and the carpentry ourselves, the awkward parts of a conversion (removing a tank, running a condensate line, patching what gets opened) do not turn into three separate contractors and three separate waits.

Common jobs in Lakeville

For this town

What Lakeville houses actually need.

Water filtration

Most of the town draws from private wells, and the water here frequently carries iron and manganese worth treating.

Heat pumps & mini-splits

The standard replacement for aging oil and propane systems, and the practical way to condition a winterized cottage.

Plumbing

Well pumps, pressure tanks, and older supply piping are the routine call across the pond roads.

FAQs

Questions from Lakeville homeowners.

We are on a well off one of the pond roads. Can you handle both the pump and the water quality?

Yes, and they are usually related. A pump that short cycles, a waterlogged pressure tank, and staining at the fixtures often show up together. We test the water and check the pump and tank as one system rather than sending separate specialists for each part of it.

Our place started as a summer cottage. Is it worth putting a heat pump in?

It may be a useful option, depending on insulation, layout, and heating needs, because they were built without ductwork and adding it is invasive. Ductless heads condition the rooms directly. The honest caveat is insulation: a cottage that was winterized in stages may need air sealing first, which we will tell you at the site visit rather than after the install.

Do you charge extra to come out in Lakeville?

No. This is where our shop is, so it is the shortest drive we make. Pricing does not vary by town anywhere in our service area.
