Services
Everything the job needs, from one crew.
Most Southeastern Mass homes need more than one trade to get a comfort problem solved. Below is what J+A handles in-house — mechanical, plumbing, ground, and finish work — so a single call covers the whole project.
HEATING & COOLING
Heat pumps, furnaces, AC — install, replace, repair.
01
Heat pumps & ductless mini-splits
Ductless and ducted heat pumps are the workhorse of a modern Massachusetts retrofit — one system that heats in February and cools in July, added without tearing a house apart. We size them to your actual envelope, not a rule of thumb.
What's included
- Single-zone and multi-zone ductless systems
- Ducted and hybrid heat pump setups
- Line-set routing planned around finished space
- Electrical coordination and load review
02
HVAC installation & replacement
Replacing a system is the moment to fix everything the last install got wrong — undersized returns, leaky trunk lines, a thermostat reading the wrong wall. We plan the replacement around the whole system.
What's included
- Furnace, boiler, and air handler replacement
- Central AC and condenser installs
- Duct modification, sealing, and new runs
- Thermostat and control upgrades
03
HVAC repair, maintenance & cleaning
Some developing problems can be found during routine maintenance. A seasonal tune-up catches the weak capacitor, the plugged condensate trap, the coil packed with a decade of dust — before it turns into a no-heat call on the coldest night.
What's included
- Seasonal tune-ups for heating and cooling
- Diagnostics and component repair
- Coil, blower, and condensate cleaning
- Honest repair-vs-replace guidance
04
Heating services
Oil, propane, gas, or electric — a lot of houses around here are running equipment installed by somebody two owners ago. We service what you have, and lay out conversion options when it is time.
What's included
- Furnace and boiler service
- No-heat diagnostics
- Zone valve, circulator, and control work
- Fuel-to-heat-pump conversion planning
05
AC services
Central air, mini-splits, and the awkward middle ground of a house that has ductwork downstairs and nothing upstairs. We get cooling into the rooms that need it.
What's included
- Central AC install and replacement
- Ductless cooling for additions and second floors
- Refrigerant and airflow diagnostics
- Spring startup and cleaning
WATER & PLUMBING
Hot water, supply and drain lines, treatment.
06
Water heaters & heat pump water heaters
Water heaters tend to announce themselves at the worst possible moment. We install tank, tankless, and heat pump water heaters — the last often qualifies for utility rebate programs.
What's included
- Tank and tankless replacement
- Heat pump water heater installation
- Venting, drainage, and condensate handling
- Rebate program guidance
07
Plumbing
The plumbing side of the business is what lets us finish mechanical work without waiting on anyone. It also stands on its own — from a stuck shutoff to repiping a house with galvanized left in the walls.
What's included
- Repairs, shutoffs, and fixture replacement
- Repiping and supply line work
- Drain and waste line repair
- Well pump and pressure tank support
08
Water filtration
Plenty of homes in Lakeville, Rochester, and Freetown are on private wells with iron, manganese, or hardness worth treating. We test what is coming out of the tap and size treatment to it.
What's included
- Water testing and treatment sizing
- Softeners for hard water
- Iron, manganese, and sediment filtration
- Carbon and under-sink drinking systems
BUILDING ENVELOPE
Help your heating and cooling system work more efficiently.
09
Insulation & air sealing
Air leakage, insulation, airflow, and equipment sizing can all affect comfort. Sealing air leaks and bringing insulation to recommended levels helps your equipment work more efficiently.
What's included
- Air sealing at attic and rim joist bypasses
- Insulation improvements coordinated with HVAC work
- Duct sealing in unconditioned space
- Comfort troubleshooting for cold rooms
GROUND & FINISH WORK
The site work and carpentry that close the job.
10
Excavation & site work
Trenching for a water or utility line, grading a pad for a condenser, digging out access to a failed line — ground work that stalls other contractors is just another day for us.
What's included
- Trenching for water, sewer, and utility lines
- Equipment pads and grading
- Excavation for repairs and access
- Backfill, compaction, and site restoration
11
Carpentry & job support
Mechanical work opens walls, ceilings, and floors. Rather than leave you to find someone to close them, we frame the chase, patch the drywall, rehang the trim, and build the platform.
What's included
- Framing for chases and equipment platforms
- Drywall patching and trim repair
- Access panels and hatches
- General job support for our own installs
How it goes
Four steps, no surprises.
Same sequence whether it’s a mini-split for one stubborn bedroom or a full system with a trench to the street.
01
Talk it through
Call, text, or send the form. We ask what the house is doing and roughly what it is — age, fuel, layout.
02
We assess the space
Someone walks the space, checks the equipment and the electrical, and measures what actually matters.
03
A written scope
You get the plan in writing — equipment, what we touch, what we close up, and where rebate programs may apply.
04
Install and close out
We do the work, patch what we opened, walk you through the controls, and help file the rebate paperwork.
Not sure which one you need
Describe the problem. We'll name the fix.
Cold rooms, a rumbling furnace, rusty water, a wet basement — tell us what you’re seeing and we’ll tell you which trade it actually is.
Family-run out of Lakeville, serving Southeastern Massachusetts. Tell us what the house needs — we quote it in writing.
